The Lowcountry commercial rental market — covering Hilton Head Island, Bluffton, and Okatie, SC — is being driven by four main forces in 2026: rapid residential population growth, a genuine shortage of quality (“Class A”) commercial space, easing interest rates that are reopening deal activity, and increasingly selective tenants who are taking longer to sign leases. Together, these forces are keeping rents elevated and occupancy strong even as the pace of leasing activity slows.
