FSM Commercial is a property management company based in Bluffton, South Carolina, serving the Greater Hilton Head Island area, including Bluffton, Hilton Head Island, Okatie, Hardeeville, and the surrounding Lowcountry. Established in 2009, ForeShore began as a vacation rental management company before expanding its services to meet the evolving needs of local property owners and investors. As the company grew, its strategic location in Bluffton's Historic District and strong relationships with commercial real estate professionals and investors created the opportunity to expand into commercial property management. Today, FSM Commercial provides professional commercial property management services focused on protecting investments, maximizing property performance, and delivering exceptional service to commercial property owners throughout the region.

Brian J. Tierney
Owner | Property Manager in Charge
Foreshore, LLC is owned and operated by Brian Tierney. Brian has lived and worked in the Hilton Head Island area since 1998. Originally from Pinehurst, NC, Brian studied Travel/Tourism Management at Johnson & Wales University in Providence, Rhode Island. After graduating with a Bachelor's degree, Brian moved to Japan to explore the world.
Upon his return to the USA, Brian lived and worked in the Philadelphia countryside of Bucks County holding various sales and marketing positions in hotels, attractions, and a convention and visitors bureau. In 1996, Brian once again moved to Japan to continue his studies of the Japanese language and culture attending an International School in the city of Kumagaya.
After a brief stint in a Marriott brand hotel in Pinehurst, NC, Brian was recruited to Hilton Head Island to lead the sales department for the opening of a new Marriott hotel. After a successful opening, Brian started working in the golf travel business and led the opening teams for two successful companies.
From 2004-2008, Brian worked in developing real estate marketing programs throughout the Lowcountry. During that time Brian also developed a network of some of the most prominent Realtors in the Hilton Head area. Brian received his SC Property Manager in Charge license in May of 2008 and launched ForeShore, LLC the following year. The steady stream of Realtor referrals has helped Brian and his ForeShore team grow the company to approximately 325 managed properties.
Brian enjoys spending time with his two children, Joshua and Lea. After completing his residency at Walter Reed Hospital, Joshua will be moving back to the Lowcountry to continue his enlistment as a Navy Doctor. Brian’s daughter Lea is a Clemson graduate and is completing her Doctor of Physical Therapy degree at Georgia Southern. Brian likes spending his free time boating in the Lowcountry waters and traveling.

Josh started working at ForeShore in 2017 as a licensed property manager. When he isn’t on the job, he loves spending time with his wife and kids, and of course, sneaking in a round of golf every now and then. His education from Ohio University - along with his years of experience in construction and hospitality - has helped Josh earn the great reputation he has today. Josh understands the needs of both owners and tenants, as well as the importance of timeliness in satisfying both. He truly has been a pillar for this company and our team, and we hope to have him around for many years to come!

Meet Savannah from Greensboro NC, a dedicated professional with three years of experience in property management and a strong background in hospitality. With a keen eye for detail, Savannah is committed to excellence in every aspect of her work. During her downtime, she enjoys exploring the Lowcountry and engaging in outdoor activities with her dog.
Kathy Sims
Accounting Manager | Bookkeeper
Kathy joined the ForeShore team in 2019 as our Accounting Manager and Bookkeeper. Although born and raised in Ohio, Kathy considers herself a native of the Lowcountry. Since moving to Bluffton in 1997, she has spent her time working in both short-term and long-term property management. Kathy completed her certificate in Small Business and Entrepreneurship at the Technical College of the Lowcountry in 2010.
