Across Hilton Head, Bluffton, and Okatie, the constraint isn’t demand — it’s supply. Well-located retail corners, visible office buildings, and modern flex/industrial space are limited, especially in Bluffton’s core corridors and on Hilton Head Island, which is largely built out with little room for new ground-up development. This scarcity supports both occupancy and rents for landlords who own well-positioned property:
- Bluffton: average asking rents in the low-to-mid $20s per square foot, with premium and new-construction space reaching $30–$45/SF
- Hilton Head Island: prime corridors (William Hilton Parkway, Coligny Plaza, Shelter Cove) command $20–$28/SF, with top locations near $40/SF
- Okatie/Ridgeland/Hardeeville: newer construction delivering competitive rates, often in the low-to-mid $30s/SF, drawing overflow demand from tenants priced out of Bluffton’s core
